Direct Booking Information, Terms and Conditions
Calendar and Instant Booking:
• Please check our booking availability calendar and then click the Book Now button for either property, Palm Cottage or Areca Suite, to book online. If you prefer to contact us through email, voice/text 808-868-6206 we can assist you with booking as well.
• Before booking online you will be asked to acknowledge that you have reviewed the House Rules and Cancellation policies, detailed below.
• After booking, you will be asked to complete our online Rental Agreement with more information about your reservation (all guest names, minor children’s ages etc).
Check-in and Check-out times:
• Self Check-in: 3:00 p.m. HST or after
• Self Check-out: 10:00 a.m. HST or before
Self Check-in and Self Check-out are normally contactless.
Payment:
• Booking 60 days or more prior to check-in date:
• 50% of the nightly rate total is due at time of booking.
• Balance due 60 days prior to booking (50% nightly rate plus 100% of taxes and fees.)
• Booking within 60 days prior to check-in date:
• 100% due at time of booking.
• Bookings via an approved card transaction are considered confirmed.
• For bookings made with non-card payment methods (check etc), booking dates are not considered confirmed until funds are available in our bank account.
• Bookings with an overdue balance may be considered as cancelled by guest.
• International visitors are responsible for payment of applicable local taxes, including VAT, to your home country.
• International visitors may be subject to additional and/or higher credit card processing fees and currency conversion fees.
Security Damage Deposit:
• Security Damage Deposit to cover any damage or missing items during your stay.
• Stripe (the online payment processor) will take an authorization / hold on your credit card 2 days before check-in. This is not a charge, but a hold to ensure funds are available in the event of damage.
• 5 days after checkout, providing there are no missing or damaged items, Security Damage Deposit will be released from your credit card.
Taxes:
Nightly charges and Cleaning Fee are subject to Hawaii taxes:
• Hawaii State Tax 4.166%
• Hawaii State Transient Accommodation Tax 10.25%
• Maui County Transient Accommodation Tax 3%
Number of Guests:
• Posted nightly rates are for up to 2 guests.
• Additional guests (age 2 and above) are subject to an additional fee per person, per night, which will be added into the nightly rate shown on your quote.
• 2 adult guests per each bedroom, max 4 adult guests per rental unit.
• Please inquire about children, as our rental units and grounds are not child-proofed.
• We accept well-behaved children accompanied and supervised at all times by their well-behaved parents or adult guardians.
Cleaning Fee:
• There is a one-time cleaning fee per stay, shown on your quote.
• This fee gets passed through to the cleaners.
Guest Service Fee:
• There is a 4% administrative Guest Service Fee per booking. This fee is very modest (around ~1/3) compared to most online booking sites and contributes to the costs incurred by us from credit card processing and other fees.
Minimum Night Stay:
• Minimum Night Stay is generally 4-7 nights.
• 2-3 night gaps on the calendar in-between bookings may be available for shorter stays.
Cancellations:
• Unlike hotels and resorts, we are a small family-run business with only two rental units.
• As such, if we receive a cancellation close to the reservation dates, the lost income has large effect on our business.
• For this reason, payments are refundable to the extent that we are able to re-book your dates and recover the lost income.
• Bookings made more than 2 weeks prior to the check-in date:
• May can be cancelled within 24 hours of the booking date/time.
• Refund amount will be amount paid less the credit card processing fee.
• Beyond 24 hours after booking, cancellations eligible for refund (see below) will be subject to deductions for:
• $100 cancellation processing fee.
• Credit card processing fee.
• If you cancel your reservation more than 60 days prior to check-in date, we will refund the entire payment you have made (less the above-mentioned card fees and cancellation processing fee).
• Any cancellations 60 days or less prior to your check-in will be refunded for any dates that we are able to successfully rebook (less the above-mentioned card fees and cancellation processing fee).
• "Successfully rebook" means that we were able to rebook dates and collect sufficient payment to replace your cancelled booking without lost income.
• Refundable amount will be the lesser of:
• The actual amount of Guest-paid dollars – less deductions.
or
• The actual amount of re-booking dollars we recouped – less deductions.
• Depending on the source of the re-booking (Direct-Book or Online Agent) the “success” of the rebooking might not be known until the after the check-out of the re-booked stay.

• When completing your booking in the Notes field on the Payment Page, please tell us a little about yourself, your guests and your trip.
• If we don’t receive this information, we will ask for more details on the rental agreement form you receive after booking confirmation.
• Nothing too personal, just a little information about you that you would add into a public profile.
• We hope you understand these modest screening measures as we are welcome new friends to our home. :)
